What It’s Like Living in The Falls

The Falls at River's Edge is one of the most environmentally advanced communities in the Upper Valley. With 54 single-family homes situated on 62.4 acres of sloping, wooded land, it provides the most housing per acre with the least impact on resources while maintaining 50% of its land as open space in perpetuity. That open space includes walking trails open to the public that lead to some of Lebanon's most attractive conservation spots, including the Boston Lot Reservoir opposite the Connecticut River. More than 10% of the homes in The Falls produce their own electricity using solar panels or solar batteries that also feed power back to the grid. Many residents have installed rain collection systems, further preserving the City's water supply. Homes in The Falls purchase propane in bulk, reducing the price for residents and helping the supplier service 54 homes without having to make numerous trips. Many homes have installed heat pumps and mini-splits, further reducing overall consumption of fossil fuels. Capably managed by a volunteer Board of Directors, the Falls is structured as a Homeowners' Association constituted under the provisions of New Hampshire RSA 292:8-m. The Board maintains the development's resources, including its more than 175 shade trees, roads, sidewalks and infrastructure.
